Lock desk

Every lock request, one conversation.A person approves every lock.

Requests arrive from Encompass, the lock inbox or Google Chat. Each request gets one conversation: we read the loan, find what's missing, price it across your investors and answer best efforts or hedge. Once your desk approves, the investor's lock runs in the portal while you watch.

Intake

Requests from wherever your LOs send them. One queue, one owner per request.

Lock requests from the LOS, email and chat land in the same queue. Each one opens its own conversation, matched to the pipeline loan, with its status and who it's waiting on.

Rate locks

Every request, its status and who it's waiting on.

The rate locks queue shows each request with its source, the loan it belongs to and where it stands: waiting on missing inputs, waiting on an approver, locking in the portal or confirmed. Nobody has to ask the desk where a lock is.

  • Requests from Encompass, email, Google Chat and the app in one list
  • Status and the person each request is waiting on
  • One conversation per request
  • Open any request to see the full thread and every step

Lock inbox

Lock emails read, with every value traced.

Each message sent to the lock inbox is read and the loan number, rate, product and lock period pulled out, each traced to where it appears in the email text. The request is matched to the pipeline loan before anything is priced.

  • Every extracted value highlighted in the email text
  • Matched to the Encompass loan and its lock request
  • Google Chat requests handled the same way, in the thread
  • Unclear requests flagged, not guessed

Encompass pipeline

The loan comes from Encompass, read-only by default.

The pipeline syncs from Encompass every minute, so every price comes from the current loan file. The lockable today view shows each unlocked loan's best investor and price. Nothing writes back to Encompass unless you turn write-back on.

  • Encompass pipeline synced every minute
  • Lockable today: best investor and price per unlocked loan
  • Read-only by default; write-back is an opt-in setting
  • Empower, MeridianLink, Calyx and Blue Sage too

Lock desk

A lock, end to end.Six steps, one approval.

We do the reading, pricing and portal work. Your desk makes the one decision that matters.

Step 1 of 6 · Secondarymkt

Request arrives

A lock request lands from Encompass, the lock inbox or a Google Chat space. It opens one conversation and is matched to the loan.

Reading and pricing

We do the reading and pricing.Your desk makes the decision.

We read the loan, ask for what's missing, price the request across every investor and apply your execution policy. Then a person decides.

Best efforts or hedge

Answered from your execution policy, with the rule.

Before the lock is proposed, the loan is checked against your versioned best efforts versus hedge rules and the answer is stated with the rule that decided it and the loan facts it used. Change the policy and the next answer follows it.

  • Missing inputs requested in the thread before pricing
  • Priced across every investor, best execution shown
  • The deciding rule and the facts behind it
  • Versioned policy: each answer follows the current rules

Approval

A person approves the exact terms.

The approval card shows the investor, rate, price, lock period and quote expiry. Nothing is submitted until a person approves it. Exceptions and over-limit locks route to the approver who can sign them off, with the reason, and every decision lands in the audit trail.

  • Investor, rate, price, lock period and quote expiry on one card
  • Nothing is submitted before the approval
  • Exceptions and over-limit locks go to the right approver
  • Every approval recorded with who, when and the terms

Locking in the portal

The investor lock runs while you watch.Checkpoints and failures show on the card.

After approval the investor's lock runs in the investor portal, with credentials from the encrypted vault. You see the live browser and each step as it happens.

Live run

A live browser view, step by step.

The run shows the investor portal step by step: sign-in, loan entry, product and rate selection, review and submit. Each step is ticked off in the conversation, so the desk can follow the lock without opening the portal.

  • Live browser view of the investor portal
  • Step-by-step progress in the conversation
  • Portal credentials held in an encrypted vault
  • Confirmation number captured from the portal

Checkpoints and failures

If the portal refuses, the desk sees why.

When the run reaches a checkpoint that needs a person, it stops and shows on the card. If the portal refuses the lock, the card shows the step and the portal's message. Nothing auto-resubmits.

  • Checkpoints surface on the card for a decision
  • Failures show the step and the portal message
  • Nothing resubmits without a person
  • Confirmation posted to the thread and filed to the loan record
